Fees for 2026/2027

Transaction Fees

• Value between €0 and €99,999: flat fee of €8,000 (including tax)
• From €100,000 to €149,999: 8% including tax
• From €150,000 to €499,999: 7% including tax
• 500,000 and above: 6% including tax
• Appraisal report for apartment/house: €150.00 excluding tax

Management and Rental Fees 

Day-to-Day Management Fees

• Houses and apartments: 6% (excl. tax) of amounts collected
• Entire buildings: 7% (excl. tax) of amounts collected
• Garages and parking spaces: 8% (excl. tax) of amounts collected
• Commercial leases: 6% (excl. tax) of amounts collected

Rental Placement Fees

• For the landlord: 1 month’s rent, excluding utilities
• For the tenant: 1 month’s rent, excluding utilities*
• Vacation rentals: 15% or 26% of collected amounts (Duo or Zen)
• Renovation management: 10% of the final quote after completion
• Work performed by the agency: hourly rate (see contract)

*(Subject to the limits set by law, i.e., €8 per square meter of living space for fees related to property viewings, compiling the application file, and drafting the lease, and €3 per square meter of living space for preparing the move-in inventory.)

Vacation Rentals: Our Service Plans

Duo Plan: 15% of revenue collected

We handle:

• Professional photo shoots and photo updates
• Creating your listings and publishing them on the largest vacation rental search engines
• Managing the reservation calendar to prevent double bookings
• Collecting rent from the various platforms
• Collecting the tourist tax and paying it to the TCO
• Providing management statements for your accounting

You are responsible for:

• Welcoming guests
• Conducting the property inspection
• Managing linens and housekeeping

Zen Package: 26% of collected funds

Based on the Duo Package, plus we also handle:

• Welcoming guests
• Inventory and pre- and post-stay property inspections
• Linen and housekeeping management

Setup fee: €495.00 excl. tax (billed at the start of the contract)

• Creating inventories and move-in/move-out inspections
• Registering for the tourist tax
• Creating the application and managing the tourism classification with an independent organization (not mandatory but recommended)
• Provision and installation of a MAGEBOX Bluetooth key box with software for remotely generating temporary access codes

(This unit is made available to the Owner but remains the property of MAGEIMMO, which cannot be held liable in any way for any intentional damage caused by a third party. Upon termination of the Contract, only MAGEIMMO is authorized to remove the unit installed within the property.)

Additional Services:

• Miscellaneous purchases, supplies, and management of minor repairs: 10% of the invoice amount including tax
• Purchases of various cleaning supplies: quarterly flat fee of 30 € excluding tax
• Routine repairs: managed without a quote for amounts under 200 € excluding tax; for amounts above that, after the Owner approves the quote
• Errands and miscellaneous purchases: billed by the hour, based on €150 excluding tax per day (prorated to half-day or hourly rates)
• Rentals for the client’s family and close friends: flat fee of €110 excluding tax, including cleaning and linens.
